How do I make an offer?

Please review these instructions before making an offer with the Boswell Woods Real Estate Group of Keller Williams Realty.

• Review our easy-to-use foreclosure search page for the latest available listings in the metro Atlanta area.

• The properties listed are bank-owned (REO) properties.

• All buyers must pre-qualify with a lender or show proof funds with any offer.

• In many cases, the seller may specify the lender to use for pre-qualification. The buyer is not required to use the seller-specified lender for financing.

• A signed pre-approval letter is required from the buyer’s lender which confirms income, employment status and a formal review of the buyer’s credit worthiness. The pre-approval letter should include the financial officer’s name and telephone number.

• Keller Williams Realty or the seller’s attorney will be required to hold earnest money.

• Earnest money shall be provided in certified funds only.

• Following the inspection period specified in the contract, the earnest money becomes non-refundable.

• Closing will be held at the sellers' preferred closing attorney.

• A written loan commitment will be required ten (10) days prior to closing.

• Seller shall charge a fee to extend the closing date Fees will be required before the seller considers an extension. Inspection periods are 7 days from the time of offer.

• Properties are sold “As Is” and no disclosures will be provided. Please mark your sales contract accordingly.

• Sellers will provide a response to all offers within 5 business days.

• Addendums may not be altered.
